What Is a 4-Point Inspection and Why Does Your Insurer Require One?

Most insurers in Florida require a 4-point inspection (roof, plumbing, electrical, HVAC) once a home reaches a certain age — the exact threshold varies by carrier, commonly between 20 and 40 years.

It isn't optional if your policy requires it: without it, your insurer can refuse to renew coverage.

SB 808 / HB 815, in effect since July 1, 2026, expanded who can certify this inspection (home inspectors, code inspectors, general or roofing contractors, engineers, and architects).
