Repairing More Than 25% of Your Roof? Here's What Florida Code Requires
Under Florida Building Code 706.1.1, repairing or replacing more than 25% of a roof's surface within a rolling 12-month period requires a full, current-code-compliant replacement.
There's an important exception: roofs permitted under the 2007 code or later (roughly March 2009 onward) only need the repaired portion to meet current code, not the entire roof.
Your roof's original permit date is a key piece of information for knowing which rule applies to you — worth checking before deciding between repair and full replacement.
